Housebid21 Stimulates the property market in UK (2008-11-17 07:14:25)

Salisbury, UK, November 17, 2008 -- Estate Agents may have taken a hammering in the economic downturn, but a new property website looks set to breathe much needed life into the housing market.

Housebid21.com allows buyers to bid for property online but with one huge difference – unlike a traditional auction the site stimulates activity rather than having a finite point of no return.

“It’s a bit like an auction but without the drawbacks,” said chief executive, Michelle Sheppard.

“Bids are not binding – the whole system is non contractual because buyers are indicating a price rather than entering a contract, until they decide they want to. But what happens is Estate Agents get more enquiries about these discounted properties and once applicants are through their doors, agents have the chance to show them all other relevant properties.

“Emails are sent automatically to everyone keeping them informed of how the bidding is going, making the whole process open and transparent.

“This is a different kind of site because the economic times require a different approach.”

She added: “The site is all about creating activity, drawing buyers out and getting the phones ringing and nobody has seen too much of that recently.

“I am confident housebid21.com will get more proceedable buyers through estate agents’ doors.”

Agents subscribe to housebid21.com for £20+vat a month and then for £15+vat place a property for auction at a realistic but discounted starting price.

Each property is uploaded for 21 days, setting a time limit for bidding and stimulating activity. Agents can also market the property in the conventional way, for instance through the local newspaper.

After three weeks, the highest bid can be accepted or negotiations started, though the vendor may accept a bid at any time.

Michelle, who has a high street estate agency in Salisbury explained: “Live property auctions attract relatively few people but the website can bring the auction process to anyone.”

She piloted the idea with several properties from an agency in Wiltshire, all listed at competitive prices and a number have already been sold.

“Almost instantly the agent received significantly more enquiries for viewing, with buyers latching onto the concept quickly, reassured that they were simply indicating a price,” she explained.

Agents have their own profile page with access to all the activity within their properties. Browsing buyers can only contact the agent who has listed the property.


“This is a very simple way of generating interest in properties that are not moving,” added Michelle. “It really helps to stimulate interest and will work equally well in a busy market.

“The added benefit is that even if a potential buyer doesn’t want to bid after having viewed, the agent has their attention and can take them through other properties on their books. We have already found agents really like this aspect of housebid21.com.”

Housebid21 has only recently launched and following its successful pilot, plans to sign up significant numbers of estate agents from across the UK. With no publicity and only a few properties listed the site already attracted 12,000 hits a day in September and is now being rolled out to estate agents and the public nationwide, along with a sustained marketing campaign.
